The Franklin County Board of Supervisors approved an adjustment to the real estate tax rate at their April 21 meeting.

The real estate tax rate will increase from $0.43 to $0.47 per $100 of assessed value. The meals tax rate will remain at 4%, and all other tax rates will remain unchanged for the FY26–27 fiscal year.

The County’s full budget will be adopted at a future date. This timeline allows for the Commonwealth of Virginia to finalize its budget and provides the Board additional time to evaluate local fiscal priorities.

What does this mean to you??? A couple of different things depending on if you are a buyer or seller. There was a 3% drop in homes sold (308 homes), suggesting a slightly slower pace than last year. The number of homes "Under Contract" increased by 4% (378 homes), meaning more deals are currently in progress. There is a significant 43% jump in total housing inventory (1,050 homes). This is the most "buyer-friendly" shift, as more choices typically mean less intense competition and fewer bidding. The "Median Sold Price" (the middle price point of all homes sold) is $280,000, which is virtually unchanged (0%) from last year. The "Average Sold Price" fell by 2% to $354,438. This can happen if fewer high-end luxury homes sold this month compared to last January. The market is entering a Year of Balance. While it still leans slightly in favor of sellers due to overall demand, the massive increase in available homes (inventory) gives buyers more breathing room and better negotiating power than they have had in years.
