🙆‍♂️Even getting approved with subpar credit, could present challenges or terms that are unfavorable for you

💳 By taking care of your Credit Health you can actually pay less $$$ for the SAME loan amount, vs. someone else would with a subpar score

🤦‍♂️"I pay for everything in cash"... That might have worked back in "the day" but times have changed 🤦‍♂️

(Here's why👇)
- Paying for everything in cash will likely limit your "Buying Power" (what you can afford). Since most people don't have $450k+ sitting around, buying a house might not be an option with that approach.

👉 Instead you could:

💵 Closing Costs: The fees associated with the purchase of your home.
- Usually 2-3% of the loan amount. If you're quoted over 3%, you might be overpaying.
- Unless you explicitly agreed on "Paying Points for a specific rate," they are not mandatory. However, some DPA programs require an upfront charge.

🧾 Prepaids: The funds used to prepay your Property Taxes & Insurance.
- At closing 12+ months of Taxes + Insurance could be collected. It will be paid out of your monthly payment afterwards.

Realtors), the contract signings in September were
down 2.3% from the month before and 8% lower than
last year.

📆 NAR's chief economist Lawrence Yun, said that
"Some potential buyers have momentarily paused their
home search with intentions to resume in 2022.”
📈 Important to note, he mentioned that having fewer
active buyer's could "help slow down price increases".
This is important because homes are STILL forecasted
to appreciate in the foreseeable future. Rates are
forecasted to hit 3.7% by Q4 2022

👥With fewer active buyers in the market, you could
find your opportunity if you stick with it. Make sure you
know your budget, and find your place to call "home"🏠

📑Whether it's starting a business, building up your credit, or saving up to buy a home; set a plan and see it through!

👩‍🏫 By planning, you are allowing yourself to chart the route to a successful outcome. For saving up/paying down bad debt, that might look like dedicating Sunday to meal prep to avoid eating out.

🧑‍💼 Ex*****on is following through with the plan you created. For saving up/paying down bad debt, that might look like skipping drinks at the bar Saturday to use that $$$ to save/pay down bad debt

📈 Improving the process is learning from the gap between your plan & what actually happened. Find out what you did not account for and plan again. It's ok if you don't succeed the first time, but don't give up.

🔄 Repeat! If your goal didn't pan out this time/month/opportunity, learn and come back better. If you won on the first try, set that goal higher or for a longer duration to push yourself. Either way, you miss 100% of the shots you don't take.

Waiting for the housing crash...? (Don't hold your breath)
There are still more buyers, than units available.

In the late 2000's we had owners who could not afford to live in their home due to a loan that adjusted or an interest only loan that became due in full. At the time there was not a shortage of homes or demand of buyers to support the value.

After the market was hit + the loan adjusted or became due, selling was a tough option. Owners with interest only loans, had not paid anything to the principal during their time there. This often times left them owing more $ than their home was worth.

Now, with higher lending requirements in place BECAUSE of the late 2000's, we should not have the same result. 30 year FIXED mortgages with credit, income, asset and employment verification presents a mitigated risk. 🔥

The largest group looking to buy is 27-35 which leads me to believe the demand is not going away anytime soon.

Take advantage of low rates before they rise.
