🏡 Still Renting? It Might Be Time to See What Homeownership Really Looks Like.
What if your monthly payment could be building your future instead of your landlord's?
That's exactly why so many buyers are taking a closer look at Amberley in Robertsdale.
Imagine coming home to:
✔️ Four-sided brick construction
✔️ Gold Fortified protection that may help reduce insurance costs
✔️ Beautiful granite countertops
✔️ 1-2-10 warranty coverage for added peace of mind
✔️ Quiet country surroundings with convenient access to shopping and dining
✔️ Move-in ready homes available now
And here's what surprises most people...
Many renters assume buying a new home is out of reach.
But homes in Amberley are starting around $270,000, making homeownership more achievable than many realize.
The biggest mistake buyers make?
Waiting.
The home you love today may not be available next week. Move-in ready homes are already attracting attention, and inventory is limited.
Instead of wondering what life could look like in a brand-new home, come see it for yourself.
Walk through the homes.
Open the cabinets.
See the finishes.
Experience the community.
You might discover that your next home is already waiting for you.

Applications for the Critical Repair Grant Program are available NOW at the Levon C. Mazie Neighborhood Resource Center! 📢 Administered by the City’s Neighborhood Development Department, this grant program helps qualifying homeowners address serious issues that threaten the safety and livability of their home.

Traditionally funded through federal Community Development Block Grant (CDBG) dollars from the U.S. Department of Housing and Urban Development (HUD), the program will see a major expansion this year. With the addition of $900,000 in discretionary funding from Mayor Cheriogotis, the number of households served is expected to grow from approximately 75 to more than 220. 🏠

Step 3 The "Hidden" Budget 🏠

Everyone plans for the down payment, but the extras are what can catch buyers off guard. A little planning now = no surprises later! 🙌🏾
Save,Save, Save! Save your funds now so you can save yourself from stress during the closing process.💰💰

Here is what we need to factor into your 2026 plan:

• Closing Costs: For most homes around here, these typically are between $5,500–$8,500. This covers essentials like taxes, title insurance, and lender fees.

• Earnest Money: This is your "good faith" deposit. Your Realtor will let you know the ideal amount based on the home and current competition to keep your offer strong! 📝

• Home Inspection ($400–$700): This is for your protection! It’s the best money you’ll spend for a “Full Physical" of the House before you commit. 🔎

• Appraisal Fee ($500–$650): A required step to ensure the home's value supports the loan amount.

• The Move-In Fund: Don't forget to set aside a little extra for utility deposits and your actual moving costs!🚚

Step 2: The Credit Check-Up 🧾🏠

Your credit score impacts loan approval, interest rate, and loan options, so checking your credit early is key….not when you’re ready to apply.

What to do now (before application):

📊 Check Your Credit Score
Use a free credit app or your bank’s credit monitoring tool to see where you stand ahead of time.

📄 Review Your Full Credit Report (FREE)
You’re entitled to a free credit report every year at AnnualCreditReport.com. Review all three bureaus for errors well before you apply.

🔎 Dispute Errors EARLY
If you find mistakes, address them now. Mortgage lenders cannot proceed with open credit disputes, so disputes must be resolved before you apply for a home loan.

🚫 🛑No New Credit Activity
Once you begin preparing for a mortgage, avoid opening new credit cards, financing furniture, or purchasing a car. New credit can lower your score and impact approval.

Why this matters:
A stronger credit profile can mean:
✔️ Lower interest rates
✔️ Better loan options
✔️ Lower monthly payments
✔️ Thousands saved over the life of your loan 💰
