VA appraisal guidance is getting an update effective May 1, 2026.

These changes may offer more flexibility in certain areas of the appraisal process, including cosmetic paint conditions on some newer homes, detached non-residential structures, and select documentation requirements.

As always, properties must still meet VA minimum property requirements for safety, soundness, and sanitation, and lender-specific guidelines remain applicable.
