Can you believe there are only 100 days left in the year? Before the final stretch gets away from you, it is worth pausing to ask one simple question: has your life changed this year?

A new car, a home purchase, a career change — these are the kinds of milestones worth celebrating. They are also the kinds of changes that can quietly create gaps in your insurance coverage if your policies have not kept up.

Here are some of the most common life events that can affect your coverage:

✅ You bought a new home or renovated your home. A new home purchase or extensive renovations require coverage that reflects the property's true replacement cost, not just its market value.

Which auto insurance company has the lowest rates?

I get asked this question almost every single day. Which insurance company is the cheapest? Well, the honest answer is there isn't one. Insurance companies don't all price policies the same way. Every company has its own formula for determining risk.

One company may love drivers with teenagers. Another may be very competitive for retirees. One company might offer great rates on pickups while another prefers SUVs or even electric vehicles. Some companies place a lot of weight on your driving history, as well as your credit history or your financial history. Others may look more closely at where you live, your annual mileage, even how long you've been continuously insured. That can be a very big rating factor because every carrier uses its own rating model. The cheapest company for your neighbor could actually be one of the most expensive for you. Everybody is different.

Another thing people don't realize is the company that was the cheapest last year may not be the cheapest this year. Insurance companies are constantly adjusting their pricing as claim costs change, repair costs increase, weather events occur, or they simply decide. They want more or less business in certain areas. That's why we shop multiple insurance companies for our clients.

We'll see you at the Youth Garden Project's 8th Annual Harvest Festival! Central Utah Insurance Agency is proud to sponsor this Moab tradition, and it's one of our favorite days of the year.

Come by Saturday, September 19, from 3 to 7 PM at the Youth Garden Project, 530 S 400 E. There's live music from Alex Dunn and The Butch Cassidies, pumpkin-themed food, a pie walk, seed-spitting contests, a mini pumpkin chuckin' station, and the Blue Ribbon Produce Contest, so bring the whole family.

What doesn’t homeowners insurance cover?

One of the biggest misconceptions about homeowners insurance is that it covers everything. The truth is, it doesn’t.

Homeowners insurance is really designed to cover sudden and accidental losses, not things that happen slowly over a long period of time.

For example, if a pipe suddenly bursts and water damages your home’s interior, that’s generally the type of claim homeowners insurance is designed to cover. It was sudden and accidental.

But if you have a small leak under your sink that’s been dripping for months and causes rot, mold, or damage over a long period of time, that’s considered a maintenance issue, and typically, it isn’t covered by your homeowners policy.

Think of it this way: insurance isn’t a home maintenance plan. It’s there for the unexpected.

Another common surprise is flooding. If water comes into your home from outside, whether it’s from heavy rain, a river overflowing, or flash flooding, that’s not covered by a standard homeowners policy. Flood insurance is needed for that, and it is a separate policy.

The best advice I can give is this: take care of small maintenance issues before they become big problems. And no matter where you live, flooding is a possibility, so ask your agent whether flood insurance makes sense for you.

Knowing what isn’t covered can be just as important as knowing what is covered.

What insurance does a small business actually need?

Bad luck case number 3. The family owners at Acme Inc. were frustrated that things seemingly out of their control were affecting the business's health, and the hits kept coming. After a huge storm one weekend, the team came into the main office on Monday morning to find a tree had fallen through the roof. Both the tree and rainwater damaged computers, monitors, printers, desks, and more beyond repair. By the time all the contractors could be scheduled and get the work done, nearly 2 months had passed before operations could get back to normal. A property. policy would have helped with replacement of the equipment and furniture as well as repair costs for the roof, walls, ceiling, flooring, and electrical. Debris removal coverage could have reduced the unexpectedly significant costs of tree and material removal, and business income insurance would have even replaced income that was lost because of the 2 months the company couldn't operate at full capacity up to policy limits.

Bad luck case number 4. The team at Acme Inc. was grateful to be able to get back to business as usual, but this piece only lasted a few weeks when a calamity of a different flavor struck. Malware managed to insert itself into one of their networked computers. But it wasn't just any malware, it was ransomware, and it quickly spread to every computer and the server. It encrypted all files, making them inaccessible. Acme bitterly paid the ransom as it couldn't survive another extended period of time non-operational. Cyber liability insurance with data ransom coverage would have made the Acme owners much less bitter. Can you see how some variation of these examples could be applied to your business?
