Happy to report/remind that there are SO MANY options out there for financing that doesn't fit the box. Bank statement loans, asset dissipation, DSCR for investment properties, loans that exclude primary residence from debt ratio if it's listed... a ton! DSCR might be the most interesting for those who want to purchase more investment properties but might be a little skinny on the tax returns. Not as big of a jump in years past but I remember when Conforming loan limits were $333,700! Then they were $417,000 for about a decade.... now they are almost double that!
Still not that big of a difference between conventional and jumbo/non-conforming rates so the limits are less impactful but still it's good to know!

Figured it was worth a reminder of this option. As it's really hard to know what will happen with the chaos of the markets right now, it's good to know you can control your monthly mortgage payment with a temporary buydown option if it's right for you. A 2-1 buydown program is a financing offer to reduce your interest rates for the first two years of a mortgage. Your interest rate as a buyer is reduced by 2% the first year and 1% the second year.
It's typically paid by the seller which can be factored into the sales price but it effectively allows you to supplement your own payment for the next 24 months.
