Mortgage Myth Monday..."You need excellent credit to purchase a home"...FALSE!

We have lenders that have loan products for credit scores down to 580 and in some cases lower. Higher credit scores help with loan pricing and the number of loan options, but it's entirely possible to purchase a home with less than stellar credit!

We also have credit partners that can assist with improving credit scores where needed. Make sure you're working with a loan officer that knows how to help your specific situation with your best interest in mind...let's chat!

Mortgage Myth Monday..."You need 20% of the sales price for your down payment"...FALSE!

We have lenders that have 0% down payment options and the more traditional 3% first-time homebuyer conventional and 3.5% FHA. If you combine a low down payment option with seller concessions to cover your closing costs, your out of pocket cash to purchase a home can be extremely low!

Have you been waiting on mortgage rates, wondering if you should buy or refinance? The worst place to get your information is the mainstream media...I've found them to be 3-6 months behind what is actually happening!

The graph below is the 10 Year Treasury yield and mortgage rates tend to directionally follow this graph. It's easy to see the movement of rates over the last 6 months. Buyers are starting to realize rates are lower and more buyers = more competition for the home you want!

As always, going with a retail lender vs a broker will cost you on average $10k-$11k more over the life of your loan. Let's talk about how to get the best service AND rates! If you have a quote from another lender, let's compare!
