You won't hear this in the media until it's too late...we are in the middle of one of the greatest home buying opportunities in decades. Rates are below the highs of 2024 and 2025 (and much lower than the 50 year average) AND "for sale" home inventory is sky high in most places.
Plentiful inventory and lower rates = great negotiating potential and lower out of pocket costs to own a home. Almost every purchase loan we've funded in the last 3 months has included a seller credit/concession which the buyer used to save on closing costs and/or to buy their rate down.
If you're buying or selling and your agent isn't coaching you on how to use seller concessions as a tool to buy or sell, you need a new agent. Seller concessions are much more helpful than a price improvement and don't assume the lender your agent recommends will save you the most money...if you're considering a retail lender, make sure you get a second opinion on that loan estimate!
