Your Dream Second Home Just Got Significantly More Affordable!

Bypass the extra costs. Grove Bank Mortgage waives Loan-Level Price Adjustments (LLPAs) on conventional second-home financing.

Most lenders tack on steep, mandatory pricing adjustments for second homes, driving your interest rate up before you even apply. At Grove Bank, we do things differently.

By offering conventional second-home mortgages with zero loan-level price adjustments, we deliver some of the most competitive rates in the industry. Whether it’s a lake cabin up north, or a beachside escape, your next chapter starts with lower monthly payments and more upfront savings.

Ready to unlock your getaway? Contact a Grove Bank Mortgage Loan Officer today to lock in your competitive rate.

Grove Bank Mortgage Legal Disclosures:
All loans are subject to credit and property approval. Program terms, rates, and conditions are subject to change without notice. "No loan-level price adjustments" applies strictly to conventional second-home financing programs offered directly by Grove Bank and is subject to borrower qualification under conventional underwriting guidelines. Other standard closing costs, escrow requirements, and fees still apply. This is an advertisement and does not constitute a commitment to lend. Some things I’d tell you if you’re about to open up a HELOC (Home Equity Line of Credit): 🏡💳 ✔️ It’s not “free money”—it’s your home’s equity. A HELOC lets you borrow against the value you’ve built in your home, but remember—you’re using your house as collateral. Use it wisely! ✔️ It’s flexible—but comes with responsibility. Most HELOCs work like a credit card with a variable interest rate. You can borrow, pay it down, and borrow again during the draw period. ✔️ It’s great for planned expenses—not impulse buys. Think home renovations, debt consolidation, or education costs—not a vacation or quick splurges. ✔️ Rates can change. Because most HELOCs have variable rates, your payment could go up over time. Make sure you’re prepared for that. ✔️ Talk to a pro first. Before opening a HELOC, chat with a trusted lender (that’s us!) to make sure it’s the right fit for your goals. Thinking about tapping into your home’s equity? Let’s talk about how to do it the smart way.

The smartest buyers tour homes with numbers already attached. I can usually tell who’s going to move well in this market. It’s the people who know their comfort zone before they step into the first kitchen. They’re not walking through houses wondering can we do this? They already know. That changes everything. Less spiraling. Faster decisions. Stronger offers when the right one shows up. Looking at homes is fun. Looking with real numbers is power. DM me SMART if you’d rather shop clear than confused.

🏡 Thinking about tapping into your home equity? Here’s what to consider before you do:

✅ DO tap into your equity if:
💳 You’re consolidating high-interest debt (think: credit cards)
📚 You’re investing in education or a business
🛠 You’re making value-boosting home improvements
💰 You have a clear repayment plan in place

🚫 DON’T tap into your equity if:
🛍 It’s for non-essential spending (vacations, big purchases, etc.)
📉 You’re unsure how it’ll impact your long-term financial goals
🔁 You’re relying on equity like a savings account
❓You don’t fully understand the loan terms

Your home is a powerful financial tool—but using your equity should be strategic, not impulsive.

Want to save on interest over the life of your loan? Follow this step-by-step guide:

1️⃣ Make Extra Payments: Even small additional payments toward your principal can significantly reduce the total interest paid.
2️⃣ Refinance for a Lower Rate: If rates have dropped since you first took out your loan, consider refinancing to lock in a lower rate and save big over time.
3️⃣ Switch to Bi-Weekly Payments: By making payments every two weeks instead of monthly, you’ll make one extra payment each year, which shortens your loan term and cuts interest.
4️⃣ Double-check that your bank offers this because many do not. Round Up Payments: Round your monthly payments up to the nearest $50 or $100—every little bit helps!
5️⃣ Shorten Your Loan Term: If possible, refinance to a shorter loan term (like 15 years instead of 30). You will pay less interest, even though the monthly payments might be higher.

Saving on interest means more money stays in your pocket. Ready to put these tips into action?
