Summary of Position
We are seeking an experienced and reliable Property Manager to oversee operations at our various rental properties and construction projects. In this position, you will be responsible for end-to-end property management: sourcing new tenants, creating new leases, ensuring units are ready for tenants, fulfilling maintenance requests efficiently, collecting monthly rents, and tracking daily expenses. We also expect our Property Manager to provide regular status reports on the condition of properties, leasing and any issues that arise. Our ideal candidate has at least two years of property management experience.
Duties and Responsibilities
Manage tenants:
Collect rent, utility, and other payments
Negotiate lease contracts
Manage subcontractors and oversee the proper ex*****on of construction/repair projects (plumbers, handyman, cleaning crews, etc.)
Plan and execute for tenant turnovers (final walkthrough inspections, repairs to properties, leasing to new tenants)
Execute on any necessary evictions
Maintain a positive relationship with renters and tenants
Manage maintenance & construction:
Receive and act upon all maintenance requests - both during business hours and outside of normal business hours
Inspect property for damages and schedule routine maintenance
Perform consistent walk-throughs at all properties (e.g. quarterly)
Make and execute plan to upkeep and improve properties
Ability to perform minor maintenance tasks (e.g., replacing locks, installing smoke/CO detectors, painting, etc.)
Manage the business:
Implement and maintain all property management systems and databases (e.g., Cozy, Appfolio, Quickbooks, etc.)
Maintain and update property records
Document expenses, invoices, receipts, and warranties
Maintaining vacancies at under 5% at all times
Provide real-time maintenance and leasing updates to Management
Evaluate expenses for potential savings (e.g., insurance, property tax valuation, etc.)
Establish and maintain relationships with rent subsidy programs
Requirements and Qualifications
High school degree or equivalent; bachelor's degree preferred
2+ years of property management or related experience
Knowledge of local, state, and federal property regulations
Proficient with cloud-based software applications and other technology
Organized and able to create multiple timelines, budgets, and schedules
Excellent communication skills
Comp: Salary based on experience ($50,000-60,000).
Monthly car, phone, and travel allowance + 10 days PTO
40% in the office
60% remote
