Buying a house with good bones but an outdated interior is something many people stay away from but here’s why it may be beneficial

Most buyers you’re competing with are looking for a move in ready home with an updated interior creating a high demand for these types of homes and forcing you to pay top market value

Now if you get a property that needs some work you can DIY all these renovations allowing you to create what is called sweat equity, while also not having to compete with the majority of the market

While this is not ideal for everyone it can be a great way to create tens of thousands in sweat equity and put yourself in a much better financial position while also customizing the house to your liking.

Buying a house can turn out to be a huge blessing that may fund other businesses or investments in the future

We see it on a daily basis where families bought their first house and their initial intention was to just own a house and pay it down to zero over time.

However over the years their house increased significantly in value allowing them to now have tens of thousands or even hundreds of thousands of dollars created in equity, they then go out and take a Home Equity Line of Credit on their property.

This allowed them to utilize these funds to purchase additional investment properties or start new businesses allowing them to create generational wealth, buying your first house can be one of the best decisions you ever make.

DSCR Loans can really change the game for many investors here are a few examples on how to utilize them:

•Purchase a property without having to show us Tax Returns, Paystubs, or W2's/1099's and qualify off the property’s rental income instead of your own✅

•Refinance a property out of a Hard/Private Money Loan after you’re done with the rehab up to 80% of the new value ✅

•Close under a LLC instead of your personal name ✅

Buying a house is much simpler than it may seem

Most buyers in today’s market are able to buy a house with as little as a 3% down payment which on a 200k home it’d be $6,000 compared to a 20% down payment that would be $40,000. 😮

Now there are also closing costs associated with buying a house, but your realtor may be able to negotiate a seller credit that takes care of all or most of your closing costs allowing you to only bring your down payment at closing.🤝

Pair this with our Buyer Ready Pre-Approval and you’d be really competitive in the market while also not having to put all your hard earned money for down payment and closing costs. 🎉

Did you know the US has reached a new high for credit card debt ? 😮

We actually saw this first hand today with a client

They have an amazing interest rate on their mortgage, however they also had over 30k in credit card debt, and most people don’t realize some of these cards have interest rates of 25% or even higher. 📈

Luckily this person had a great equity position on their property and they will be able to get a HELOC where they will consolidate all this debt at a much lower interest rate

The reality is whenever you’re in a financial position to do so, is the best time to buy a house.

It’ll allow you to start building equity not only from paying down your mortgage, but also the appreciation over time.

Then we also see many people leverage that equity into businesses, or to fund the purchase of their next home, or investment properties.

What is the true cost of Renting ?

In Milwaukee the current average rent is $1200 monthly

I’ve met many first time homebuyers that have been renting for the past 10-20 years, if you were to calculate that at current market rents in 2034 you would total $144,000 in rents paid or $288,000 by 2044, now keep in mind this isn’t calculating rents increasing year over year, which in the past 20 years rents have doubled.

Another thing you’d be missing out on is the appreciation of the house you could own, the average home in Milwaukee currently sits at $220,000, in the past 10 years these have close to doubled as well. That means that your cost of doing nothing is $200,000-$340,000 in the next 10 years.
