A quick reminder from something I saw recently while reviewing a credit report:
Sometimes it’s not the big financial decisions that impact credit scores the most… it’s the little forgotten things.

Store credit cards are easy to overlook — especially when they were opened for that “save 15% today” discount and never used again.

One missed payment can quietly drag down an otherwise strong credit score.
A few minutes of reviewing your mail, setting up alerts, or setting up autopay can go a long way.

I was reviewing a borrower’s credit report recently and noticed a couple of late payments that had pulled their score down more than they realized. And interestingly, the late payments weren’t tied to their primary credit cards. They were store credit cards. You know the ones: “Open this card ...

I was at a really cool builder event today called “Walk Your Plans,” where buyers could physically walk through their future home before it’s even built.

The experience helps bring blueprints to life so buyers can better understand how the home will actually feel in real life.

And honestly, it reminded me why having real payment numbers matters too.

Many online calculators don’t fully account for taxes, insurance, HOA dues, mortgage insurance, or different loan structures — which means the estimated online payment can sometimes look very different from the true monthly cost.

That’s why a real pre-approval — and having a trusted advisor — matters.

Because qualifying for a payment and feeling comfortable with that payment are not always the same thing 😊

I was at a builder event on Wednesday as the preferred lender for Empire Homes at Walk Your Plans for their upcoming Fernleaf community, and honestly… it was such a cool experience. For anyone who hasn’t seen it before, Walk Your Plans takes blueprints and projects them at full scale onto the fl...

A couple I spoke with recently were preparing to buy a home and decided to really sit down together and review their recurring expenses before deciding what monthly payment would feel comfortable. And during the conversation, they realized they were spending almost $3,200/month eating out.

Not because they were irresponsible. Life had simply gotten busy.

What I really applauded was that they took the time to slow down, sit together, and thoughtfully evaluate what monthly payment would truly feel comfortable before jumping into a home purchase.

It was such a good reminder that financial peace often has less to do with income… and more to do with awareness and habits.

Sometimes the most valuable financial exercise is simply paying attention 😊

I was on the phone recently with a couple preparing to buy a home. Like many buyers, they sat down together to review their budget and recurring expenses to figure out what monthly payment would truly feel comfortable for them. And honestly, I give them a lot of credit for taking the time to do […...

Sometimes what makes a house feel like “home” has very little to do with the house itself.

It’s the smells coming from the kitchen.
The conversations around the table.
The recipes, traditions, and little moments that become memories over time.

Just a few thoughts this week on the memories, traditions, and little moments that quietly turn a house into a home.

From pre-K graduations to college plans… it all happens faster than we expect 😊.

And somewhere along the way, the conversation shifts from school supplies to housing.

Sharing a simple idea many families don’t think about — turning a college expense into a long-term investment.

Over the next few weeks, there will be a lot of proud moments — graduations from pre-K all the way to college. Our grandson is graduating from pre-K (he’s been practicing his song and dance routine 😊), and I already know there will be a few proud tears. Moments like these are such a beautiful...

Every now and then, something comes up in conversations that feels worth sharing.

This was one of those.

Fraud related to property ownership is becoming more sophisticated… and AI is adding a new layer to it.

Nothing to panic about — just something to be aware of as a homeowner.

Sharing a few simple ways to stay protected.

Every now and then, something comes up in conversations with attorneys or industry partners that makes me think, “This is worth sharing.” They’ve been seeing more cases of fraudulent activity related to property ownership — people trying to transfer ownership using forged documents. And just...

We chose the lender with the lowest quote when we bought our first home…and learned the hard way that not everything shows up the same on paper.

Comparing mortgage quotes isn’t always straightforward — and sometimes the lowest number isn’t the full picture.

Here are a few tips to compare them without getting overwhelmed.

When we bought our first home decades ago (don’t ask me how many 😉), we chose the lender with the lowest cost on their Good Faith Estimate (yes — that’s what it was called back then). We didn’t have a “Shachi” guiding us through the process…and let’s just say, we were a little sur...

I was on Emory Alumni’s first-time homebuyer panel this week — and one message kept coming up again and again:

The homebuying journey doesn’t start when you find the house.

It starts weeks (sometimes months) earlier.

Sharing how preparation + the right strategy can make all the difference when it’s time to make an offer.

I was on a panel this week for the Emory Alumni First-Time Homebuyer Seminar. It was so nice to see a room full of eager faces — people ready to take their first step toward homeownership. And interestingly, across all four panelists, one theme kept coming up: The homebuying journey doesn’t star...

I was at a closing earlier this week for a first-time homebuyer. They were excited… a little overwhelmed… and trying to take it all in.

And I had one thought: they probably won’t remember half of this.

Which is completely normal.

That’s exactly why I put this together — as a simple reminder of what to save after closing… because you may need these documents years later (ask me how I know 😊).

Quick takeaways:
• Keep your key documents (note, deed, title policy, CD)
• Expect more mail after closing (not all of it is legit)
• When in doubt, always ask before responding

Sometimes the small things you take care of after closing can save you from much bigger headaches later.

I was at a closing earlier this week — the client’s first home purchase in the United States. Like most first-time buyers, they were excited… a little anxious… and definitely overwhelmed. As the closing attorney was walking through the documents, I couldn’t help but think: they probably wo...
