One of my favorite calls to get is:

"My family member said I should call you."

This sweet newlywed couple was referred to me by past clients, and getting to help the people my clients love is truly one of the best parts of my job.

They had their hearts set on a very specific Roswell neighborhood and weren't interested in settling for "close enough."

So they waited.

And then the right house showed up. ๐Ÿ‘

Welcome back to the PMI Series. ๐Ÿซณ๐ŸŽค

And this chapter is a big oneโ€ฆ because the โ€œI need 20% down to buyโ€ mindset keeps a LOT of people stuck on the sidelines longer than they realize.

Now to be clear โ€” thereโ€™s nothing wrong with putting 20% down.

If you have it and it makes sense for your goals? Great.

But the issue is when buyers think itโ€™s the minimum requirement to buy a homeโ€ฆ and spend years trying to chase a number while the market keeps moving.

Because while youโ€™re waiting:
๐Ÿ‘‰ Home prices may continue rising
๐Ÿ‘‰ Rent keeps getting paid every month
๐Ÿ‘‰ And youโ€™re not building equity of your own

Thatโ€™s the part people donโ€™t always calculate.

And no โ€” this isnโ€™t me saying โ€œrush into buying.โ€
Not at all.

Itโ€™s simply understanding that waiting has a cost too.

So the conversation shouldnโ€™t just be:
โ€œShould I wait until I have 20% down?โ€

It should also be:
โ€œWhat happens financially if I wait?โ€

Because in a lot of markets, buyers are surprised to learn there may be options available long before they hit that 20% number.

And sometimes getting in sooner โ€” with a solid plan โ€” can put you in a stronger position long-term than waiting for the โ€œperfectโ€ scenario.

Next up: the part of PMI most people completely misunderstand. ๐Ÿ‘€
