People ask me sometimes – "Chris, why the Permian Basin? Why not Dallas, Austin, Houston where the deal volume is bigger?"

Honest answer: because this is home.

I chose to build my mortgage business in Midland and Odessa because these are the people I actually want to serve. The oilfield families. The small business owners. The teachers, first responders, and pastors. The folks who work hard all week and just want to own the house they grow up in.

Big-city lenders don't know this market. They don't know how oilfield pay cycles work. They don't understand 1099 income from service companies. They get a West Texas file, panic at the paperwork, and decline it – or worse, drag it out for 60 days.

When I say I know this community, I mean it. I live here, I work here, and I'm invested in seeing it grow.

Let's kill a myth I hear every week out here in the Permian Basin: "I'm self-employed, so I can't qualify for a mortgage."

Not true. You can absolutely qualify. The documentation looks different — that's the only real change.

Here's what lenders typically want to see:

- 2 years of self-employment history
- Tax returns (usually the last 2 years) OR bank statements for bank-statement programs
- Strong credit helps you access more options and low down payment programs
- Stable or growing income trend

If you've been writing off every dollar to minimize taxes, that can affect qualifying income — but there are programs built for exactly that situation.

I've closed loans for oilfield contractors, small business owners, and 1099 folks all over Midland and Odessa. It's not impossible. It just requires the right game plan.

Honest moment.

The loans I'm proudest of aren't the easy ones. They're not the folks with 800 credit and 20% down who could walk into any bank in Texas and get the same deal.

The ones I think about are different.

The single mom who had been told "no" twice and left every meeting feeling smaller. The young couple who thought they'd never own anything because of one bad year on their credit report. The veteran who didn't realize his VA benefit was still good after all that time. The self-employed contractor in Odessa who was convinced his tax returns made him unfinanceable.

Those are the ones I carry with me. Not because the deals were clean — they weren't. Because they trusted me enough to try again after someone else had told them no.

If somebody in your life has been told "no" on a mortgage and walked away embarrassed, tell them one conversation doesn't have to be the final word. A second look from someone willing to actually listen can change a story.
