Do you have an exposed fastener metal roof?

Do you know it requires frequent checks of its rubber washers and sealants to prevent leaks?

Key Maintenance Issues:
Fastener and Washer Degradation: The rubber (neoprene) washers beneath exposed screw heads crack and dry out from UV rays and temperature changes, usually failing around the 12 to 15-year mark and requiring screw replacement.
Loose Screws: Natural thermal expansion and contraction cause screws to back out or loosen over time, creating gaps that let water in.
Sealant and Flashing Failure: Valleys, transitions, and penetrations rely heavily on exposed caulking and sealants that degrade faster than the metal panels themselves.
Rust and Corrosion: Scratches or scuffs from installation or debris can expose bare metal to moisture, leading to rust spots around fasteners and panels.
Debris Buildup: Leaves and dirt collect easily at roof laps and transitions, trapping moisture and accelerating corrosion.
