What Real Estate Agents Wish They Learned Sooner
In my years guiding clients through the mortgage process, I’ve found that certain lessons make all the difference—lessons I wish I’d learned even sooner. Setting clear, realistic goals and tracking your progress keeps everything on course, especially as market conditions shift. Managing time well, developing strong communication skills, and staying on top of current trends isn’t just helpful—it’s essential. The right technology and marketing can help you reach people, but building genuine client relationships and really understanding contracts sets true professionals apart. And of course, learning from mistakes along the way is just part of the journey. My commitment has always been to provide quick, accurate advice so you can navigate every financing option with confidence.

Seller Concessions Reach a New US Peak
Lately, we’ve seen seller concessions reach a new high in the US housing market. During the rolling three-month period ending mid-Q3, about 45% of home sales included some type of concession from the seller—the highest share for this time of year since at least 2020. That’s up from approximately 43% a year ago, a sign that buyers are gaining more leverage as inventory grows and competition eases. Concessions are taking many forms: help with repairs, credits toward closing costs, or mortgage-rate buydowns—all of which can help buyers lower their total purchase costs beyond just price reductions. In fact, sellers are increasingly using closing-cost credits and rate buydowns to stand out, leading to more flexible negotiations. Nationally, around 16% of homes sold in mid-Q3 combined a price reduction with a concession, creating even more opportunities to reduce upfront costs. Navigating these evolving deal structures takes a clear understanding of your financing options—something I focus on with every client, so you’re empowered to make the most of today’s shifting landscape.

Housing Data Gives Buyers More Leverage
The recent housing numbers are making waves: roughly 21% of active listings saw price cuts in late Q3, with inventory rising to over 1.16 million homes—just about 9% below what we saw before the pandemic. Buyers have been moving carefully, and the number of homes under contract dropped about 4% year-over-year for the second month running. That’s a clear reflection of how higher mortgage rates continue to shape affordability in the market. The national median list price hovered around $419,000—down about 1% both month-over-month and year-over-year, extending an 11-month streak of annual price declines. Price per square foot also slipped about 2% compared to last year.

Sellers, for the most part, are sticking it out: delistings held steady at around 6%, while more owners are adjusting their prices and opening the door for negotiation. The real question now is whether these additional price cuts will draw in more buyers and signed contracts, or if increasing supply and careful demand will keep this adjustment phase going longer.

As a loan specialist who’s seen how quickly market dynamics can shift, I know how important it is to navigate these changes with the right financial strategy. If you’re considering your options, now’s the time to look closely at what this evolving market could mean for your financing plans.
