7 Steps to Buying a Home (simple version) ๐Ÿก๐Ÿ‘‡

1. Save your money ๐Ÿ’ฐ
Youโ€™ll need more than just a down payment.
๐Ÿ‘‰ Examples:
$200K home โ‰ˆ ~$17K saved
$250K home โ‰ˆ ~$20K saved
$600K home โ‰ˆ ~$41K saved

2. Get clear โœ๏ธ
Know what you can afford + what you want.
What monthly payment feels okay?
Pick your top 3 must-haves + areas

3. Get a good agent ๐Ÿค
Find someone who knows your area and helps buyers like you. I can recommend some if you need.

4. Talk to a Mortgage Pro ๐Ÿฆ
They tell you your real budget (not a guess).
Ask me about monthly payments + closing costs.

5. Start looking ๐Ÿ”
Look at homes early โ€” about 4 months before you need to move.

6. Make an offer ๐Ÿ“
Your agent helps you win the deal.
Then you do an inspection + lock in your loan.

7. Get your keys ๐Ÿ”‘
It takes about 1โ€“2 months after your offer is accepted.

DM me โ€œHOME STEPS,โ€ and Iโ€™ll help you get started :)

It's only a small move, but for the first time in a few weeks mortgage rates moved slightly higher. The main reasons were the lack of progress in negotiations with Iran and the Strait of Hormuz remaining closed.

Rates this week may creep higher and could see bigger day-to-day moves than we've seen over the last few weeks. Expect rates to react to Fed Chair Powell's press conference after this week's Fed meeting, as well as headlines about negotiations with Iran and the opening of the Strait of Hormuz.

โ€ข The Middle East: The conflict with Iran continues to drag on without a resolution in sight, with negotiations stalling. The Strait of Hormuz remains closed to commercial traffic, and we are not likely to see mortgage rates move much lower from here until it reopens.
โ€ข Economic data: Once again, this week has only a few reports that may influence mortgage rates, all coming near the end of the week.
โ€ข Fed Meeting: The Fed is not expected to make any changes to its policy rate this week, but rates could react to comments made during Fed Chair Powell's press conference.

Rates continued to move lower for the third straight week, making the biggest gains on Friday after Iran announced it would fully reopen the Strait of Hormuz to commercial traffic. Although still higher than before the conflict began, rates are well below the highest levels seen just a few weeks ago.

Rates this week will continue reacting to headlines about the ceasefire and reopening of the Strait of Hormuz, and are in a good position to creep lower if progress toward a final resolution continues. Donโ€™t expect rates to only move lower, though, as we could still see some day-to-day increases while negotiations continue, like early in the week when Iran announced it would no longer allow ships through the strait, pressuring rates.

โ€ข The Middle East: Even when a resolution doesnโ€™t seem close, markets remain optimistic the conflict with Iran will be resolved soon, helping both stocks and bonds and supporting mortgage rates. As long as the ceasefire holds, we could continue to see rates improve.
โ€ข Economic data: There is very little economic data this week, and it will not play much of a role in mortgage rates.

Rates fell for a second straight week, although they remain higher than February levels before the conflict with Iran started. It may be quite a while before rates move that low again, especially if inflation continues to increase like we saw last week, pushed higher by gas and oil prices.

Rates this week could react to market movements caused by the negotiations and ceasefire between Iran and the U.S. If there is renewed military escalation, it is tough to anticipate how markets will react and how it could affect mortgage rates. However, although concerns about how this plays out continue, there is also a good chance that rates could end the week unchanged or even slightly better.

Military action in Iran: The week starts with a breakdown in negotiations with Iran, including a U.S. blockade of Iranian ports. Depending on how things play out this week, rates could be volatile. One thing to note is that rates are no longer as strongly influenced by the price of oil at the moment.
โ€ข Economic data: There is very little economic data this week, and it will not play much of a role in mortgage rates.

Rates fell for the first time in weeks last week on news that there could soon be an end to the conflict with Iran, despite stronger than expected employment data. Markets grew less worried about the possibility that the Fed may be forced to hike its policy rate this year rather than cut, which also helped ease pressure on mortgage rates.

It may prove to be overly optimistic, but there are still plenty of ways this week could play out with mortgage rates holding steady or even improving a bit further. That said, there is always the risk of volatility while military action continues in the Middle East, so stay in touch with your mortgage professional.

โ€ข Military action in Iran: There continues to be talk of a ceasefire, although it remains elusive. If a resolution is reached with Iran, rates will likely improve. Markets seem to think there will be a resolution soon, and mortgage rates have benefited from that belief.
โ€ข Economic data: There is an inflation report as well as a few smaller economic reports this week, although it is unlikely any of the data will cause any waves for mortgage rates.

Rates moved higher last week as the conflict in the Middle East continued without a resolution and the Strait of Hormuz remained largely closed. Mortgage rates were also pressured higher by concerns that the Fed may have to hike rates later this year rather than cut them.

Mortgage rates are hard to predict this week and could swing based on market sentiment around Fed policy, oil prices, labor data, and concerns about the economy as the conflict with Iran continues. Traders are growing more concerned about potential longer-term economic issues which may lead to a recession, which could help mortgage rates this week.

โ€ข Economic data: There will be multiple reports this week on the labor market, including Fridayโ€™s BLS jobs report, which could affect rates later in the week.
โ€ข The Fed: Markets are now concerned the Fed may hike rates rather than cut this year.
โ€ข Military action in Iran: The longer the conflict in the Middle East continues, the higher mortgage rates are likely to go. However, if a resolution is reached, rates would stabilize and should begin moving lower again, even if slowly.

๐Ÿ˜ฌ When your dream home sells while youโ€™re still at the open houseโ€ฆ

Hereโ€™s the truth. The best homes donโ€™t stay for long.
The people who get them are ready to buy right away.

Hereโ€™s why being pre-approved matters:

๐Ÿ“‹ It shows youโ€™re serious
โ†’ The seller knows you can actually buy the home

โšก You can make an offer fast
โ†’ No waiting, no missing out

๐Ÿ’ฐ You know your budget
โ†’ So you donโ€™t guess or look at homes you canโ€™t afford

๐Ÿก Your offer looks stronger

โœจ The people getting homes arenโ€™t just luckyโ€ฆ theyโ€™re prepared.

Donโ€™t just look at houses, be ready to buy one.

Rates began the week with slight improvement before moving much higher in the second half. Wednesday's Fed meeting and press conference pressured rates higher after markets began pricing in the possibility of a Fed policy rate hike this year rather than additional cuts. Rates jumped again on Friday as bonds sold off amid higher oil prices and escalating tensions in the Middle East.

Mortgage rates looked likely to move higher to start the week due to concerns over further escalation in Iran. However, after those attacks were postponed, markets rallied and rates are starting the week slightly better. Rates will continue to fluctuate based on the outlook for either a resolution in the Middle East or further military escalation.

โ€ข Economic data: There is very little data this week that will play a role in mortgage rates.
โ€ข Military action in Iran: The longer the conflict in the Middle East continues, the higher mortgage rates are likely to go. However, if a resolution is reached, rates would stabilize and should begin moving lower again, even if slowly.
