"Institutional quality real estate is real estate to the level that the traditional 96% of the population isn't just going to go out and buy on their own. It's not a rental property. It's not 10 rental properties. It's not a duplex or a quadruplex or a tiny little apartment community. Institutional investments require significant leverage as far as equity and debt. It's bringing- not 10% or equity to the table- it's bringing 35% of equity to the table. Typically, homes are 3% to 10% down. We're going 35%, sometimes 40% down, as far as actual hard money."
