🚨 FANNIE MAE CONDO CHANGES — WHAT YOU NEED TO KNOW

Starting with loan applications August 3, 2026:

❌ Limited Review is gone
❌ Higher reserve requirements (10% ➝ 15%)
❌ Stricter condo approval standards

Sounds small… it’s not.

👉 A condo that was financeable before may not be financeable anymore once it needs a new review.

👉 Deals may start falling apart mid-contract when condo docs come in.

👉 Well-run buildings can still fail Fannie guidelines.

⚠️ The real impact won’t just hit on August 3rd…
it’ll show up months later when approvals expire and lenders have to re-review condos under the new rules.

✅ The good news: options still exist (including Non-QM condo loans)

If you’re working on a condo deal, review it early — this is where deals will be won or lost.
