🗣️Guess what guys?!

The new loan limits for 2025 are out! From 2024’s $766,550 to now $802,650! As a broker I have access to this NOW 😎 rather than having to wait until January.

So, basically what that means is you’ll be able to purchase a home of up to $827,000 with as little as 3%! For those of you that are house hacking with units on a conventional loan now you can put 5% down and purchase up to a FOURPLEX (up to 4 units) as long as you live in one of the units.

Buyers.. this means housing prices are only going to go up (or at least they won’t come down). If they were, then they would lower the limit and they are not.

This also means this is the maximum loan amount you can get without having to get and qualify for a JUMBO loan - which has stricter qualifications.

The rumor is TRUE, the new 2023 conforming loan limit is $726,200.

It has increased $79,000 from 2022’s loan limit of $647,200.

What does this mean??

Homeownership is within reach and it gives you more purchase power with better pricing.

Homeowners- the loan limit increases don’t just benefit buyers; you as a homeowner can now access more equity, which means more cash in hand when you choose a cash-out refinance.
