Want to know how to calculate what you can afford every month as a mortgage payment?

Its simple , just do this...

1. Use your monthly gross income (before taxes)
2. Use that amount and multiply that by 45%.
3. Then subtract your debt from that number. You want to subtract your monthly debts like credit card payment, car payment, student loans, alimony, child support and another items you have financed.

There you go...The number left over equals your Monthly Mortgage Budget.

*You do not need to include your rent, utility bills, insurance or any other items you are not financing.

Your Debt to Income Ratio is one of the most important qualifying components to a mortgage your lender will look at.

Your DTI will show us how much of your income goes towards paying your monthly debts.

Lenders will use your DTI to determine whether or not a you are able to make your monthly mortgage payment.

If your percentage is too high your lender will more than likely not be able to qualify you.

In order to qualify for a home loan keep that DTI between 45%-50% or below .
