You can refinance a rate later. You can NEVER renegotiate the price you paid.

Lender A: lower rate, loaded with fees and points.
Lender B: slightly higher rate, minimal fees.

Compare the total cost over 5 years — not just the monthly payment — and the "expensive" option is often the cheaper one.

Your max approval and your comfortable payment are two very different things.

The bank's number doesn't know about your gym membership, your kid's daycare, your savings goals, or the fact that you'd like to still take a vacation occasionally.
