🔍 What is a Rate Lock?

It’s when your lender secures your interest rate for a set period of time—so it doesn’t change while your loan is being processed.

⚠️ Important:

Rate locks come with an expiration date 🚫

❌ If your closing is delayed, the lock may expire
❌ Extending the lock can come with a cost
❌ If rates drop, you may not automatically get the lower rate

💡 Many buyers focus on the purchase price… but your monthly payment is made up of more than just the loan.

When you hear “mortgage payment,” what you’re actually paying is called PITIA:

🏡 P – Principal
This is the portion that goes toward paying down your loan balance.

💰 I – Interest
The cost of borrowing money from the lender.

🧾 T – Taxes
Property taxes required by your county — these can vary depending on the location and value of the home.

🛡️ I – Insurance
This is where many buyers get surprised.
Homeowners insurance is mandatory because the lender needs to protect the property — which is the collateral for the loan.

👉 If something happens (fire, storm damage, etc.), the insurance ensures the home can be repaired or rebuilt.
👉 Without it, both you and the lender would be at risk.

And in Florida, this can also include:
• Wind/Hurricane coverage
• Flood insurance (in certain areas)

🏘️ A – Association (HOA/CDD)
If the property is part of a community, you may also have:
• HOA fees
• CDD fees

⚠️ Why this matters:
The home price alone doesn’t tell the full story — your real affordability comes from the total monthly payment.
