Found an amazing Down Payment Assistance (DPA) program. Lender will provide a fully forgivable grant equal to 3.5% of the purchase price (perfect for an FHA loan, which requires a 3.5% down payment).
-Can be used in Florida and Tennessee.
-No repayment, no second lien, and no resale restrictions. Buyer must reside in the property for at least 6 months.
-May be paired with up to 6% seller concessions for closing costs.
Borrower Eligibility:
Borrower(s) only need to meet ONE of the following:
1. First-Time Homebuyer: no ownership in the last 3 years (with exceptions for certain single parents/homemakers).
2. Employment or Service-Based Eligibility: current/retired/volunteer military, first responders, educators, medical personnel, and civil servants.
3. Income Eligibility: Household income less than or equal to 140% of the state or county median income.
4. Underserved Census Tract: property located in a qualified underserved census tract.
Homebuyer Counseling Requirements: Only one borrower must complete HUD-approved Homebuyer counseling. Lender will credit up to $100 of the counseling fee at closing.
Program Parameters:
-Min. FICO: 640
-Loan Term: 30-year fixed
-Loan Type: FHA 203(b)
-Eligible Properties: 1-2 unit primary residences
-manufactured homes (single-wide & multi-wide)
-Non-occupant co-borrowers allowed
-Borrowers may contribute more than 3.5% if desired

-Teachers, nurses, first responders, military, or municipal workers
