Most homeowners think insurance is for big disasters.

In reality, many of the most expensive claims start with something small that goes unnoticed.

Here are the everyday issues that cause the biggest problems — and what to do about them:

• Small leaks turn into big damage — Check washing machine hoses, water heater connections, and under sinks once a month.
• Slow toilet leaks are easy to miss — Food coloring in the tank can reveal leaks that quietly damage floors.
• HVAC drain lines back up — A clogged line can overflow and ruin ceilings and walls, especially in humid climates.
• Delayed discovery can complicate claims — Knowing where your main water shutoff is can drastically reduce damage.

ā˜€ļø Remember Lance? 98°, AC dead. Landlord: ā€œThat’s what box fans are for.ā€

Here’s the deal: Loss of Use isn’t just for homeowners — renters policies have it too.
But it only kicks in if:
• A covered peril (fire, burst pipe, lightning, etc.) makes your place unlivable.
• You need temporary housing or help with extra expenses.

What it doesn’t cover:
• Old AC giving out from wear & tear.
• Landlord dragging their feet on repairs.
• Anything that’s not caused by a covered peril.

So…
• Wear & tear? Landlord’s bill, not insurance.
• Covered peril? Landlord files for the building repairs, you file on your renters policy for Loss of Use + any damaged personal property.
