I get asked this question all of the time. Discount Pts VS Interest Rate Buydown?
Both can help you save, but they do it in different ways that suit different goals.
A seller or builder paid temporary buydown gives you a lower effective interest rate for the first year or two of your loan. That means lower monthly payments upfront--perfect if you want some breathing room as you settle into your new home. After the initial set period of time, the rate returns to the original rate for the life of the loan.
Discount points are all about the long game. You pay a bit more upfront to permanently lower your interest rate, which can add up to serious savings over time---especially if yo plan to stay put.
