As someone who used to work for Section 8, here’s 3 other things I do when finding & renting out properties to Section 8:

1️⃣ Sign a POA so you can close remote from anywhere in the world.

I’ve never visited most of my properties in person.

2️⃣ Use Kiavi.com for DSCR financing.

3️⃣ Get a property manager to handle the day to day on Thumbtack.com

These are the exact things I’ve done to find & rent out 320 Section 8 rental properties…

Here’s the first one:

Delaware…

It's the OG state for business incorporation - tons of billionaires run their operations through it.

Delaware offers anonymity and a dedicated court just for business matters, which means fairer outcomes and likely stronger asset protection.

But Delaware hits you with corporate income tax, so a lot of savvy owners have moved to option 2.

Second is Nevada.

Unlike Delaware, Nevada doesn't hit you with corporate income tax, but you still get similar benefits.

You get the same kind of anonymity, and it's just as business friendly.

The catch? Nevada's filing fees are almost the highest of any state.

Which brings me to the option I actually use.

Third is Wyoming, my top choice.

You can form an LLC there in 5 minutes for only $100.

Wyoming has 0 corporate tax and 0 individual income tax.

And you still get full anonymity and asset protection.

It's the cleanest setup I've found, and it's where I hold my own portfolio.
