🚫Skipping the Perc Test: If you need a septic system, the soil must be able to absorb wastewater. A failed perc test means no septic, and often, no building permit.
🚫Overlooking Easements & Access: Is there legal access to your property? Are there utility easements or rights-of-way that limit where you can build or what you can do?
🚫Underestimating Site Prep Costs: That beautiful, wooded lot might require extensive (and expensive) clearing, grading, or rock removal before you can even lay a foundation.
