Real estate agent tonight: Hey can you get me a pre-approval for a client who wants to offer tomorrow?

Me: I gave him a long list of documents I need for a pre-approval on Monday and so far I have none.

(This is far from a straightforward loan, fwiw. We're talking over 20 docs, several of which have to be from the buyers relatives.)

Agent: I'll call him.

Me: Ok.

How do you know if you or your clients are ready to buy a new house? What questions do you ask?

Examples:

1) Do all my kids have their own rooms?
2) Do I wish I had a guest room, office, etc?
3) Would I rather live in a different area?

Stuff like that.
