This morning's inflation report came in hotter than expected, and the bond market did not like it.

In plain English: prices rose more than forecast last month, and this time the increase was spread across the basket instead of sitting in one or two categories. Gasoline alone rose 9%. The 10 year Treasury yield pushed above 5.29%, mortgage bonds are under pressure and testing an important floor, and the odds of a Fed rate hike on October 28 moved from below 20% to better than 50%.

If you are house shopping, run your numbers again before you write an offer. Last week's figures may already be stale.

Inflation finally gave the bond market something to work with.

The August inflation report came in cooler than expected. Year over year the headline reading fell from 3.7% to 3.4%, and the core reading that strips out food and fuel fell from 3.3% to 3%. Part of that is a measurement correction, but the month itself was tame and shelter behaved. Bonds like easing, and that may help mortgage pricing.

Growth and hiring both came in stronger than expected, so rates remain sensitive to the data ahead.

One report is a start, not a trend. If you are house hunting, run your numbers again before you write an offer.
