What about pets? We encourage property owners to allow pets. According to reports, 60-70% of households have at least one animal, a cat or a dog. When screened through our pet screening program we take every precaution to select responsible pet owners along with the screening of a tenant’s credentials. Our pet damage assurance is that we will pay up to $1500 over the tenants deposit if animal damage exceeds the deposit. Plus, landlords must allow ESA animals and service animals without charging additional fees or deposits.

Our policy is to maintain a balance reserve of $500 to handle maintenance and repairs. This is the minimum amount required in an owner’s account. It is refunded at the end of the management contract if all invoices and bills are paid.

We use industry standards for determining annual depreciation. Every item has a useful life attributed to it, and we determine wear and normal use versus damage to determine what we will charge tenants for from their deposit.

A tip for new rental property owners: If you need to inspect or see your property then you need to schedule the appointment through us. Yes, it's your property, but the tenant should not have to worry about surprise visits from the owner/landlord. By respecting both you the owner and the tenant, we maintain good relations in our business dealings.

Occasional inspections can be in person or virtual. They're important for catching small problems that might become bigger problems later. Things such as leaks around toilets or sinks can be caught early and taken care of.
