The best part of buying a home isn’t the day you get the keys.

It’s everything that comes after: the ordinary September mornings, the first cool night with dinner simmering on the stove, the familiar route you walk through the neighborhood, and all the tiny moments that make you realize, this is home.

That’s the part I keep in mind when I help buyers start their search. We’re not only looking for the right number of bedrooms or the right ZIP code, we’re looking for a home (and mortgage) that fits the life they want to live.

You don’t need perfect credit or a huge down payment. You don’t even need an ideal timeline mapped out.

If you’re self-employed, you’ve probably had this exact thought. And I get it, tax write-offs are great for lowering what you owe, but not so great when you’re trying to qualify for a mortgage.

But here’s the thing:

You don’t have to let your tax return be the full story.

There are loan programs specifically made for entrepreneurs, freelancers, and 1099 workers that look at your income differently.
