When I first started investing in buying rental houses........a house that needed all the plumbing installed would scare me to the point that I would not buy it. But that's when I was letting Lil Ray Ray do my plumbing.

But now, certain jobs I only let a professional handle. My plumber knocked out this whole plumbing job in 1 day.

This property was down to the studs.....it was almost like building a new house but for half the price.

Memphis have so many vacant and dilapidated properties just waiting to be purchased. But just because the price is good does not mean it is a good deal.

Let me explain:
1. MONEY - You got to have the money or know how to get the momey to buy it. Trying to do everything out of pocket you will be miserably disgusted. You must learn the power of using OPM.

2. CONTRACTOR - You must have the right contractors to fix it. The wrong contractor can easily take your rehab cost to 80k when it should have only been 30k

3. STORE - You do not buy everything from Home Depot. Some material should be purchased from other stores because the price for certain supplies are better at different stores.

4. EXIT STRATEGY - If you do manage to complete the rehab....now what? Is it in a neighborhood that you can easily sell to an owner occupant for top dollar or do you sell for less to an investor and just break even. Or do you find a tenant and rent it out. Do you know how to manage a rental.....let alone a "PROFESSIONAL RENTER", one who know the laws and can go months without paying you and still living in your house.

Or do you find a Section 8 tenant and learn that process on how to pass an inspection and navigate that Section 8 world.

So many things to learn in Real Estate and it can easily overwhelm even the smartest person. Just make sure you get with the right people that an help you get going because it is a LOT of money to be made in this game.
