Take a deep breath. The deal isn't dead! You actually have 3 solid options:
1) Get the seller to lower the price.
2) Cover the difference with cash.
3) Request a reconsideration if the report has errors.

Talk to your lender and agent before you walk away. There is usually a way to make it work!

🚩 Is that interest rate real? (Probably not).

Last week we talked about how listing apps get the down payment math wrong. But apps like Realtor(dot)com do something else that’s arguably more confusing:

🎣 They tease you with "Perfect Scenario" interest rates.

When you see that estimated monthly payment, the app is often calculating it based on a buyer with:

1️⃣ A perfect 780-800+ credit score.
2️⃣ Zero adjustments for loan type.
3️⃣ Paying "points" to buy the rate down (extra cash at closing).

📊 If your credit is "good" but not "perfect" (like most humans), or if you aren't paying thousands in extra fees to buy down the rate, that estimated payment is a lie.

It’s like looking at a sticker price for a car that doesn't include the engine.

Don't budget your life based on a teaser rate.
