Let’s break down the 9 basic steps of the mortgage process:

1️⃣**Get Pre-Qualified:** First things first, you need to know how much house you can afford. Getting pre-qualified for a mortgage gives you an estimate based on your assets, income, and credit and shows sellers that you’re serious about buying.

2️⃣**House Hunting:** Work with a realtor you trust to find properties that fit your style, location, and budget.

3️⃣**Make an Offer and Negotiate:** Find the perfect home, then make an offer and negotiate the price and terms.

4️⃣**Complete a Full Loan Application:** Once your offer is accepted, complete a full mortgage application.

5️⃣**Review the Loan Estimate:** Your lender provides a Loan Estimate document that breaks down the interest rate, closing costs, and other terms for full transparency.

6️⃣**Property and Title Evaluation:** Before closing, the home needs to be appraised, inspected, and a title search conducted. This ensures the home is in good condition and ready for you to move in.

7️⃣**Underwriting Review:** Your loan application is reviewed to ensure all guidelines are met. Your lender might ask for additional/updated documentation.

8️⃣**Clear-to-Close and Final Review:** You review the Closing Disclosure document, and if everything looks good, continue moving forward to Closing.

9️⃣**Closing:** Sign your closing documents, and once everything is confirmed, you receive the keys to your new home.

Ready to start your journey to homeownership? Let me help pre-qualify you today and take the first step toward owning your dream home!

Wondering if refinancing your mortgage is still worth it with today’s higher interest rates? Here are five reasons why it might be:

1️⃣ Switch from a 30-year to a 15-year mortgage to pay off your home faster and save on interest.
2️⃣ Change from an adjustable-rate to a fixed-rate mortgage for consistent payments.
3️⃣ Refinance from an FHA to a Conventional loan to meet your current needs.
4️⃣ Leverage your home equity for big expenses like renovations or tuition.
5️⃣ Secure a lower interest rate to save on monthly payments and over the life of your loan.

Thinking about getting a home loan with your partner? Here are 10 essential questions to discuss before diving in:

🔸 What are our individual credit scores, and how will they impact our loan eligibility?
🔸 What’s our combined income, and is it stable enough to support a mortgage?

🔸 How does buying a home fit into our long-term financial goals?
🔸 Do we have a plan for handling unexpected expenses or income changes?
🔸 What’s our strategy for saving up for the down payment?
🔸 Are we ready for the possibility that one of us might need to cover the mortgage alone?

↓ BUYERS, LISTEN UP! ↓

What’s an appraisal all about?

→ It’s a pro’s unbiased opinion of a home’s value, essential for mortgages whether you’re buying, refinancing, or selling.

→ Lenders need to make sure you’re not overpaying since the home is collateral for the loan.

Now, what’s an appraisal contingency?

→ This clause in your purchase contract lets you back out if the home’s appraisal is lower than the purchase price.

Never waive this contingency unless you’ve had a heart-to-heart with your agent, reviewed recent sales, and feel 100% confident the home will appraise for the contract price.

As your trusted mortgage expert, I’m here to protect and educate you every step of the way. Making sure you’re comfortable with your appraisal contingency is just one of the many ways I’ve got your back. 🤍
