“What if I buy… and home prices go down?” It’s one of the biggest hold ups some buyers have right now.

And honestly, with everything in the news lately, it's easy to see where that's coming from.

No one wants to make a big financial decision at the wrong time.

But here’s the part buyers need to see.

When you look at home prices over the last several decades, data proves prices usually go up, not down.

Yes, there are a few dips in there. But they’re typically small and short-lived. So, while a few markets are seeing slight declines right now, the bigger trend is clear.

Over time, home prices almost always rise.

That’s why buying a home is generally considered a safe long-term investment (especially if you plan to live there for 5+ years).

So, try not to get too caught up in what might happen with home prices next month or next year. Focus on the bigger picture.

Mortgage rates have been a bit volatile these last few weeks.

And while it may feel a little nerve-wrecking if you’re planning to buy, that volatility is actually normal when there’s economic uncertainty or global events impacting the market.

It doesn't mean you can’t buy right now. It just means we’re in a moment where rates may bounce around a bit more. And you can’t control that.

But you can set yourself up to get the best rate possible when you buy.

My advice? Focus on what you can control, like your credit score, loan type, and loan term. All three of those impact what rate you’ll ultimately be able to get.

A lot of buyers think rates dropping from the low 6s into the upper 5s would dramatically change their monthly payment. But the math tells another story.

On a $500k loan, the difference between getting a 6.1% and 5.9% mortgage rate is only about $64 a month. Not $300. Not $500. Only $60.

That’s not the massive swing many buyers imagine when they say they’re “waiting for the 5s.”

If you’re holding out for a lower rate, my advice is to double check the math. Because rates have already come down significantly from just one year ago. And you may not need to wait any longer.

Mortgage rates are in the lowest range they’ve been in nearly 3 years. And they’re expected to stay in this vicinity for the rest of 2026. That’s a big deal.
That means affordability is going to start to feel different.

There’s a lot to digest when it comes to understanding how mortgage rates shift and change over time, and we aren’t going to get into all of that today. But if there’s one thing to watch on where they’re likely headed, it’s the 10-year treasury yield.

Basically, the 10-year treasury yield is a widely watched benchmark for long-term interest rates. And as the yield goes up or down, mortgage rates tend to follow.

The good news is – the gap between the two is starting to narrow. And with experts saying the 10-year yield should come down going into next year, that means there’s room for mortgage rates to come down too.

I know this is a lot to keep track of. And that’s exactly why you should have an expert on your side. I’ll do the heavy lifting for you and will keep you posted as new data comes out and as rates fall further.

One of the biggest mistakes you can make right now is overpricing your house. But unfortunately, some sellers are doing just that.

This graph shows the gap between what homes are being listed for and what they’re actually selling for.

Notice anything? The gap is widening.

That’s happening because the market isn’t as competitive as it used to be. Buyers have more choices now, so they’re taking their time and being more selective. As a result, some sellers are having to lower their price or make other adjustments to attract serious buyers.

But here’s the good news. Homes that are priced right can still sell fast. And you’ve likely built up so much equity the past few years, you’ll still be in a great spot profit-wise – even if you price it a few thousand lower than you originally thought.
