FHA vs. Conventional — what’s the difference when it comes to mortgage insurance? 🏡
With an FHA loan, you’ll typically hear it referred to as MI (Mortgage Insurance), while Conventional loans may have PMI (Private Mortgage Insurance) depending on your down payment and other factors.
But choosing between FHA and Conventional isn’t always just about mortgage insurance, the rate, or the monthly payment. Sometimes, the property and the negotiation can help determine which financing strategy makes the most sense.
Many buyers who qualify for Conventional financing may also qualify for FHA, which can give us the flexibility to move between the two depending on the transaction. For example, if a particular property negotiation calls for more creativity around seller contributions toward closing costs, FHA may be worth considering.
The goal isn’t to decide that one loan is always “better” than the other. It’s about understanding both options and having the flexibility to structure your financing around the home, the negotiation, and your individual goals.
