🏡 Is the housing market finally shifting in favor of buyers?

Mortgage rates have been climbing, inflation is still a problem, and homes are sitting on the market longer in some areas.

But here's what I find interesting…

I'm seeing sellers cut prices, including one townhouse with an $88,000 price reduction! 👀

So while everyone is focused on higher mortgage rates, I'm looking at something else: OPPORTUNITY.

When homes aren't selling, sellers have decisions to make. Lower the price? Offer closing cost assistance? Help buyers with a rate buydown?

And that's where things could get interesting.

💰 You may be able to buy with as little as 3% down on conventional financing or 3.5% down with FHA.

💰 Down payment assistance programs may help reduce your upfront costs.

💰 Seller credits could help cover closing costs or buy down your interest rate.

The key isn't just finding the right house. It's putting together the right deal.

I'm not saying everyone should rush out and buy. But if you've been sitting on the sidelines waiting for the perfect market, you might want to start paying attention.

Because sometimes the best opportunities come when everyone else is nervous.

🏈🥊 BIG FIGHTS, BIG GAMES, AND SOME TEAMS WITH SOMETHING TO PROVE!

We've got a big weekend of sports coming up, and I've got a few opinions.

Is Indiana really as good as everyone thinks? What about Ohio State? And which teams are legitimate contenders versus teams getting more credit than they've earned?

Then there's Notre Dame heading into BYU. That's not an easy place to play, but I'm taking the Irish to get the win on the road.

And don't forget the DeBose–Wardley fight. That's another matchup worth talking about.

I want to hear from you. Who's winning this weekend? Which team is overrated? And which one is about to prove everybody wrong?

The NFC East is an absolute mess right now! 🏈😂

The Cowboys, Eagles, Commanders and Giants. Four teams that are supposed to be battling for one of the toughest divisions in football.

We've got teams struggling, games that should've been won, and a division that's looking a whole lot different than people expected.

So here's my question: Is the NFC East really this bad, or are we about to see somebody turn things around?

I want to hear from Cowboys, Eagles, Commanders and Giants fans. Defend your team in the comments!

⚾ THE YANKEES HAVE NOBODY TO BLAME BUT THEMSELVES! 🤦‍♂️

Seriously, how stupid is it to put fans so close to the field that they can literally reach over and interfere with a play?

You're paying players MILLIONS of dollars, games can be decided by inches, and somehow you've designed a stadium where a fan in the front row can become part of the action?

That's not home-field advantage. That's terrible stadium design.

And before Yankees fans come after me, answer one question:

WHY SHOULD A FAN EVER BE ABLE TO REACH INTO THE FIELD OF PLAY?

I'm not saying fans should interfere. I'm saying the Yankees shouldn't make it so damn easy!

🔥 Who's really to blame here — the fan or the Yankees?

👇 Yankees fans, I especially want to hear from you.

YouTube copyright claims. What a pain in the ass.

So I used music that was supposed to be free in one of my videos. Next thing I know, YouTube hits me with a copyright claim.

Really? The music was advertised as FREE!

So I disputed it. And after dealing with all the nonsense, YouTube finally released the claim.

I've spent nearly 30 years editing television news, and I can tell you, dealing with music rights is nothing new. But when somebody tells you their music is free to use, you shouldn't have to fight a copyright claim over it.

Just something to keep in mind if you're making videos for YouTube.

Anybody else run into this? How did you handle it?

AI is a tool. That’s it.
I’m a mortgage loan officer. I’m also a video editor. And instead of pretending AI isn’t going to change the way we work, I’m figuring out how to use it to make what I already do better.
In this video, I show you exactly how I’m using AI and tools like Envato to build content — even bringing Tiger Kitty and Black Cat into the mix. 😂
The important part? I’m still making the decisions. I’m still doing the work. AI just gives me another tool to get there faster.
That’s how I look at technology in mortgages, too. Use the tools. Understand what they can do. But don’t forget there still needs to be a human being behind them who knows what they’re doing.
And apparently, a cat. 🐈

I’m watching the Padres, and it got me thinking: you don’t win a baseball game with one pitch. And you don’t buy a house by focusing on one number.
Too many buyers look at one thing — usually the interest rate — and decide whether it’s a good deal or a bad deal.
But what about the purchase price? Seller credits? Your down payment? Mortgage insurance? A temporary buydown? What does the payment actually look like?
You have to look at the whole game, not one pitch.
That’s what I do. Give me the situation, and we’ll look at all the pieces and figure out what actually makes sense.

Yep — I watched through the video and I’d lean into the college-football argument/debate angle rather than just summarizing what you said.
Are USC and Florida actually back… or are we getting fooled again? 😂
Every year there are a couple of programs that start looking good and everybody immediately wants to declare: They’re back.
I’m not there yet.
USC? Florida? There are definitely reasons to pay attention. But after what we’ve seen from both programs over the last decade, I need more than a few good Saturdays before I’m buying all the way in.
That’s what makes college football fun, though. One big win and everybody’s a contender. One ugly loss and the entire fan base wants somebody fired.
So what do you think?
Are USC and Florida REALLY back — or are they pretenders waiting to get exposed?
Drop your take below. 👇

We’ve heard it before.

Florida is back. USC is back.

Yeah… are they?

Both programs have spent most of the last decade reminding us just how far a powerhouse can fall. Now both are ranked, both are getting people excited again, and this weekend we finally get a pretty good test.

Florida gets No. 4 Ole Miss.

USC gets Oregon.

These are the games where you find out whether the logo is finally matching the football again — or whether we’re all falling for the same thing one more time.

So what do you think?

🐊 Florida: BACK or PRETENDER?

✌️ USC: BACK or PRETENDER?

And yes, I know somebody is going to save this post and come back to yell at me later. 😂

A construction loan can be approved, and the project can still hit a cash crunch.
Here’s the question: When does your builder actually get paid?
Construction money is usually released in draws as work progresses. If the builder needs money for materials before the next draw, that timing matters. A lot.
Before you start, ask three things: What’s the draw schedule? What has to happen for an inspection? And how long does it take for funds to be released?
Get those answers while you’re planning the build, not while your crew is waiting to be paid.
If you’re building a home or financing a project, let’s talk through how the money will move.
