A year ago they sold in a weekend. Now buyers get time to think and negotiate, and sellers have to price right on day one instead of testing a high number.

That 44 days is not a warning sign. It is the new normal, and well priced, well prepped homes are still beating it.

Closing out August with the honest, simple version of where Collin County stands, for both sides.

If you are a buyer: you have the most leverage you have had in years. More homes to choose from, more time to decide, and real room to negotiate on price, repairs, and closing costs. Rates in the high 6s are not the 3s, but waiting for perfection has a cost too. A prepared buyer wins right now.

If you are a seller: you can still come out ahead, especially with the equity most long time owners are holding. But this is a price it right, prep it well, be ready to negotiate market. The name your number days are on pause.

If you are just watching: smart. Understanding the market before you need to move is exactly how you end up making a confident decision instead of a rushed one.

I have lived in Collin County for 35 years. I have watched two lane roads become highways, watched farmland become entire cities, and watched families I helped years ago now help their own kids buy homes here.

People ask why I never left, or never chased a bigger market. The answer is simple. I believe in this place. I have seen it grow up, and I have seen it stay good. The schools, the communities, the genuine neighborliness that somehow survived all the growth.

That history is not just sentiment. It is the reason I can tell you which neighborhoods have quietly held their value, which up and coming areas are worth the bet, and which "deals" are not actually deals. You cannot Google 35 years of local knowledge.

This county has given my family so much. Helping other families find their place in it is the part of this job I will never get tired of.

A lot of people put off calling an agent because they think it means committing to something, or getting a hard sell. That is not how I work.

For me, the first conversation is just information. What is your home realistically worth today. What would it take to get it market ready. What are your options if you want to buy next. No pressure, no obligation, no signing anything. Just an honest, local read so you can make a good decision for your family.

After 35 years in Collin County, I have learned that the clients who feel informed and unrushed make the best moves. My job is to give you the real picture, good and bad, and then support whatever you decide, even if that decision is "not yet."

That is it. No gimmicks. Just straight answers from someone who knows these neighborhoods.

As we head toward fall, here is my honest read on where the Collin County market is going, without the hype.

Expect the gradual normalizing to continue. Inventory should stay healthier than the drought of recent years, homes will likely keep taking a bit longer to sell, and price growth will stay flat to modestly soft in most of the county, with the newer high supply suburbs feeling it most.

For buyers: this is shaping up to be one of the more workable fall markets in a while. More choices, more leverage, less frenzy.

For sellers: you can still do very well, but the days of naming a number and watching offers pour in are behind us for now. Price it right, prep it well, and be willing to negotiate.

None of this is doom. It is a market returning to something more sustainable, which is genuinely healthier for everyone in the long run.

Everyone knows the Collin County headliners. But some of the best value right now is in the cities just beyond them.

Melissa, Anna, and Princeton have been quietly booming as buyers chase more house and more land for the money while staying within reach of everything the bigger cities offer. New neighborhoods, new schools, and a genuine small town pace that a lot of people are actively looking for.

The tradeoff is honest and simple: a longer commute to the core job centers, and amenities that are still catching up to the rooftops. For remote workers and families who value space and affordability, that trade is often absolutely worth it.

These are the areas I point people toward when the budget is tight but the wish list is long.

Even with prices softening a bit this year, here is something a lot of Collin County homeowners are not fully appreciating: your equity is probably substantial.

If you bought more than a few years ago, you rode one of the largest run ups in home values this area has ever seen. A single soft year does not erase that. Many owners I talk to are sitting on far more equity than they realize, and that equity is real buying power for a next move, a downsize, or an investment.

The honest caveat: values have eased and homes take longer to sell now, so squeezing top dollar takes the right pricing and prep. But the fundamental picture for long time owners here is still strong.

If you have wondered what you could actually walk away with after selling, a real net proceeds estimate is often eye opening. It is one of my favorite conversations to have because it is usually good news.
