If you are going to buy real estate for heaven’s sake please purchase a title policy! And learn the difference between a Deed and “Title”. A seller can give the purchaser a Deed but not “Title”. You need to go to a title company for that. Just heard of another family who paid off their home to discover they don’t own it. And it had a lien on it to a lender that had never been paid. ESPECIALLY if you’re from Mexico (or any other country) and don’t know our laws - see a real estate attorney, realtor and preferably a title company please!
