Today we look at if SEWER BACKUP is covered on your home insurance: Sewer Backup And Sump Pump Overflow Coverage

This coverage protects you from sewer backups, overflowing drains, and sump pump failures. You usually need to add an endorsement and select a limit that covers the cost of repairs and cleanup.

What Sewer/Drain Backup Endorsements Typically Cover (And What They Don’t)
These endorsements typically cover cleanup and repairs after water backs up through sewers, drains, or a sump.

Mold-related costs and additional living expenses may be limited or excluded depending on the endorsement wording and limits.

Limits commonly range from a few thousand to tens of thousands of dollars, depending on the carrier and endorsement options. Standard policies typically exclude coverage for sewer or sump pump water unless you add this coverage.

Damage from surface flooding still needs flood insurance. Damage from wear-and-tear, poor maintenance, or intentional acts isn’t covered.

Today we look at if water damage from a flood is covered on your homeowners insurance:

Does homeowners’ insurance cover floodwater damage? Typically, no flood and surface water are commonly excluded and require a separate flood policy.

If water enters from rising ground/surface sources, homeowners’ coverage generally will not respond.

If you live in a flood-prone area or near the coast, you’ll need a separate flood policy.

What Insurers Typically Classify As “Flood” Vs Interior Water Damage
Insurers call it a “flood” when water enters your home from outside, resulting in a general and temporary inundation. Think river overflow, storm surge, heavy runoff, or standing water from blocked drains.

Floods originate from external forces, not from internal system failures. Interior water damage can result from burst pipes or sudden appliance failures; storm-related water intrusion may be covered when wind or a covered event creates an opening, but damage tied to wear, deterioration, or deferred roof maintenance is often excluded. Slow leaks and ignored maintenance are usually excluded.

Your claim outcome depends on where the water originated and how it entered your living space.

Because standard homeowners’ policies typically exclude coverage for flood, a separate flood insurance policy may be needed for rising or surface water.

Today we look at is a burst pipe covered on your homeowners insurance:

Does homeowners’ insurance cover water damage from a burst pipe? Often, yes, when the pipe failure is sudden and accidental, and you maintain heat/repairs. The policy may help cover resulting damage (drywall, flooring, contents), but may deny coverage for losses tied to long-term leaks or neglect.

What “Sudden And Accidental” Typically Means For A Burst Pipe Claim
“Sudden and accidental” generally means the discharge was unexpected and occurred over a short period—not a slow, ongoing leak.

If water suddenly floods a room, your dwelling and contents coverage often kicks in. You’ll need to show the event was unexpected—snap photos of the mess, keep plumber reports, or save emergency service call logs.

Policies sometimes require proof that the burst wasn’t from a known problem. If the break occurred within a wall and you can’t demonstrate it was sudden, you may need maintenance records or a contractor’s diagnosis.

Adjusters will typically investigate the source and timeline of the loss to determine whether it was sudden or gradual. If it isn’t clear, they may request additional documentation.

Common Denial Triggers: Long-Term Leakage, Neglect, Or Failure To Maintain Heat
Insurers often deny claims when the damage results from slow leaks or inadequate maintenance. If a pipe drips for months or wet spots gradually build up, they’ll call it neglect.

They’ll also deny claims if you ignored signs such as ongoing dampness, mold, or old repair notices. Failing to protect pipes in freezing weather is another big denial trigger.

If the home was vacant or unheated and the pipes froze, coverage may be limited by policy conditions (for example, requirements to maintain heat or drain systems when away).

Clogged gutters that cause ice dams or roof leaks can also shift blame to you for not keeping up with maintenance.

Keep receipts and records showing reasonable care (repair invoices, winterization steps, service calls, photos) to support that the loss wasn’t due to neglect. That paperwork can save your claim if you ever need to prove you acted responsibly.

Burst Pipe: Usually Covered Vs Often Not Covered
Usually covered:

Burst pipes that fail suddenly (like frozen pipes or ruptured hot-water tanks).
Water damage from an appliance that suddenly malfunctions and overflows.
Emergency cleanup and repairs to walls, floors, and ceilings.
Often not covered:

Flooding from outside sources (rivers, heavy rain)—you’ll need separate flood insurance.
Damage from long-term leaks, wear and tear, or poor maintenance.
Sewer backups and sump overflows occur unless you bought specific endorsements.
Check your policy for endorsements that add coverage for sewer backup or mold remediation. If a single event causes both covered and excluded damage, insurers might split the payment.

Review your exclusions and discuss adding coverage for items such as frozen pipes, appliance overflow, or sewer backup.

🌩️ After the Storm, Don’t Forget to Check Your Roof! 🏠

Strong winds, hail, and heavy rain can cause damage you may not notice right away. Catching problems early can help prevent costly repairs down the road. Here are a few things to look for after a storm:

✔️ Missing or loose shingles
✔️ Granules collecting in gutters
✔️ Water stains on ceilings or walls
✔️ Damaged flashing around chimneys or vents
✔️ Debris buildup trapping moisture

Even small signs of damage can turn into bigger issues if left unchecked. A professional roof inspection can give you peace of mind and help protect what matters most. 💙

The Bergstrom Agency is here to help you understand your coverage and be prepared when unexpected storms happen.
