We are able to achieve 120% return on investment on this heavy unit turn! Here’s how we did it:
Spent about $16000 to completely renovate the unit to premium quality.

The fully renovated unit also ensures future repair and maintenance expense on this unit is minimized.
Rent increase: $945/mo to $1150/mo
The rent increase translates to roughly a $35,000 increase in property valuation! ($205/mo x 12 mo / 7% cap rate = $35000)

Here’s the even more exciting part.
Majority of the units are occupied by Section8 tenants
We intend to show the local housing authority that our latest signed lease rate is still below their approved limits and request an increase in section 8 payment.
Once approved, we could potentially capture a total rent gap of $7400/mo without displacing the residents
This is equivalent to roughly a $1.26M increase in property valuation! ($7400/mo x 12mo / 7% cap rate = $1.26M)

Let’s look beyond the numbers for a moment.
We have also addressed a LOT of deferred maintenance and painted the exterior surface.
