This is an interesting week: pending sales actually outpaced new listings, but the biggest number remains the 340 price reductions. That tells the story. Buyers ARE buying—they're responding when sellers get realistic about price.
Sellers: A price adjustment isn't necessarily bad news. In today's market, it can be exactly what puts your home back in front of buyers and gets it SOLD.
Buyers: Pay attention to homes that have been sitting on the market or recently reduced. That's where some of today's best opportunities may be hiding.
Price it right, and buyers are responding.

In Skagit County this week, “reduce to sell” is the name of the game.

Pending sales edged ahead of new listings, which is encouraging, but once again price reductions lead every category. With 64 reductions against only 46 new listings, sellers are clearly adjusting to what today's buyers are willing to pay.
Sellers: Buyers are out there, but they're watching value closely. The right price can make the difference between sitting and selling.
Buyers: Keep watching those price reductions. Motivated sellers can create opportunities for both price negotiations and favorable terms.

King County continues to show significant opportunities for home buyers as prices soften and sellers make adjustments.

The number that jumps off the page this week is 719 price reductions—nearly 100 more than pending sales. Sellers are competing for buyers, and pricing is becoming increasingly important.
Sellers: The market is sending a message: pricing a home correctly from the beginning matters. Chasing the market with repeated reductions can cost valuable time and negotiating leverage.
