PUBLIC SERVICE ANNOUNCEMENT
I wanted to share some upcoming changes to Fannie Mae and Freddie Mac condominium lending guidelines that may impact condo transactions beginning August 3, 2026. These changes place greater emphasis on the financial health of the homeowner’s association (HOA) and the overall condition of the project, making early due diligence more important than ever.

Key Changes:

Stricter Condo Project Reviews
*Most condo transactions will now require a full review of the HOA's budget, reserves, insurance, and financials.The previous limited review option is being eliminated for most transactions.

Higher Reserve Requirements
*HOAs must maintain at least 15% of their annual budget in replacement reserves, an increase from the previous 10% requirement.

Updated Insurance Standards
*The agencies have expanded acceptable insurance guidelines, including higher deductible allowances and greater flexibility in master policy coverage requirements.
Easier Financing for Smaller Projects

*Condo projects with 10 or fewer units will be exempt from the standard project review process.

Owner-Occupancy Requirement Eliminated
*Established condo projects are no longer required to meet the 50% owner-occupancy threshold, which may improve financing opportunities in investor-heavy communities.

What Realtors, Agents and Brokers can do now to help avoid surprises later in the transaction, I recommend:

1. Asking about HOA reserve funding early in the process.
2. Identifying any pending special assessments or major repair projects.
3. Requesting HOA documents as soon as possible.
4. Reviewing the overall financial health of the association, not just the individual unit.
5. Encouraging sellers to gather HOA documents before listing their property.

Why This Matters
A condo's financing eligibility may increasingly depend on the strength of the association's finances, reserve funding, insurance coverage, and maintenance history. Identifying potential concerns early can help prevent delays, financing challenges, or contract issues later in the transaction. The good news is that not every condo project will be affected. However, proactive conversations upfront can help buyers, sellers, and agents navigate the process more smoothly.

*New Listings: 291-Inventory continues to provide buyers with more options throughout the county.
*Pending Sales: 336-Well-priced homes are still moving quickly, especially in desirable neighborhoods and affordability pockets.
*Price Reductions: 246-This remains one of the strongest indicators of the current market shift. Sellers who adapt are creating movement, while overpriced homes continue to sit.

Buyers are finding more leverage in negotiations, while sellers need to stay realistic and strategic to compete in today’s market.

The question for many homeowners right now isn’t just “Should I sell?” — it’s whether they’re willing to position their home competitively enough to actually get it sold.

*New Listings: 797-More inventory continues to hit the market, giving buyers more choices and creating stronger competition between sellers.
*Pending Sales: 774-Homes are still selling, but buyers are taking their time and becoming much more selective about condition and pricing.
*Price Reductions: 528-This continues to be one of the biggest market signals in King County. Sellers who price based on today’s market instead of yesterday’s headlines are the ones getting results.
