Summer is coming to an end, and this one feels a little different. 🥹☀️

We’re squeezing in one last summer trip before we trade lake days, late bedtimes and slow mornings for backpacks, packed lunches and school drop-offs.

And this year officially marks the end of an era for me — my baby is going to kindergarten. 😭 After almost 10 years of having a little one in daycare, that chapter is closing. No more daycare drop-offs (or payments 🙌🏼😂), no more babies or preschoolers… somehow I blinked and now I have two school-aged kids.

Motherhood is wild. You spend so much time looking forward to the next stage, only to get there and wonder how the hell it all went by so fast.

So here’s to one last summer adventure, one last first day of kindergarten, and soaking up this chapter before we turn the page. ❤️

My babies aren’t babies anymore, and I’m not sure my mama heart was ready for that. 🥹

One of the biggest misconceptions I hear is that you should wait until you find the house before talking to a lender.

Please don’t. 😂

Getting pre-approved before you start seriously shopping helps you:

✨ Know what payment actually feels comfortable
✨ Understand your cash-to-close
✨ Catch any financing issues early
✨ Compare loan options instead of guessing
✨ Make a stronger offer when the right house pops up

And a pre-approval doesn’t mean you have to buy tomorrow. It just means you know your numbers and have a plan.

Life has looked a little different lately.

Over the past few weeks I’ve moved into a new home, celebrated the end of another baseball season with my son, wrapped up another school year, and now we’re figuring out what our new summer routine looks like.

Transitions are funny. Even the exciting ones can throw off your rhythm for a little while. The calendar changes, the routines disappear, and suddenly you’re adjusting to a whole new normal.

As a mom and a mortgage lender, I’ve learned that life doesn’t pause while we’re navigating change. Sometimes emails get answered from the baseball field. Sometimes work happens between unpacking boxes. Sometimes you just give yourself a little extra grace while you find your footing again.

The beautiful thing is that every season teaches us something. New routines become familiar, new houses become homes, and before you know it, what once felt overwhelming just becomes life.

If you’re in a season of transition too—whether it’s moving, changing jobs, kids being home for summer, or simply adjusting to something new—know that you’re not alone. Give yourself grace. Growth often looks messy before it feels comfortable.

Some days my office is a baseball field. Some days it’s my kitchen table. Some days it’s squeezed between school drop-offs, practices, homework, and bedtime routines.

Being a full-time working mom isn’t always balanced, but it is always worth it.

Behind every pre-approval, late-night text, weekend phone call, and closing is a mom trying to build a life she’s proud of for her kids.

My children are my biggest motivation. They’re the reason I work as hard as I do, show up every day, and continue building a career that allows me to help other families achieve homeownership and create stability for the people they love most.

They remind me daily what matters most. Not the numbers, not the deadlines, not the transactions—but the people behind them.

Grateful for the chaos, the lessons, the busy schedules, the baseball games, the bedtime snuggles, and the two little humans who made me who I am.

Mortgage broker. Baseball mom. T-ball chauffeur. Homework helper. Professional multitasker.

It’s not always easy, but I wouldn’t trade any of it. ❤️

To all the working parents out there trying to balance it all—you’re doing better than you think.

The MOST important section to compare when shopping lenders is Box A 👀

Why?
Because Box A is the section the lender actually controls.

This includes:
✅ Points
✅ Origination charges
✅ Lender fees
✅ Credits

The rest of the closing costs?
Things like taxes, insurance, escrow setup, title fees, recording fees, prepaid interest, etc. are mostly third-party or government costs that will exist no matter which lender you use.

So when comparing Loan Estimates:
🚩 Don’t just compare the TOTAL closing costs.
➡️ Compare Box A.

That’s where you’ll see the true difference between lenders.

A good lender should also explain why those numbers differ — whether it’s a lower rate with points, lender credits, or different pricing strategies.

Understanding this can save buyers thousands 🙌
