I don’t often post about individual closings but I had two today that were incredibly special.

I’ve helped Shailee and Trevor with their last 3 home purchases. I got to go to their wedding and have gotten to see their boys grow. Their first transaction with me was one of my first transactions as a loan officer and I’m eternally grateful that they continued to put their trust in me.

I’ve known Luke for many years as he and Trace played on a travel soccer team together and competed against each other throughout their high school careers. He has a wonderful wife in Faith and I’m so glad that I got to participate in the purchase of their first home!!

Tracy and Gavin Washington, Weichert Realtors- Blue Ribbon…thank you for your assistance as realtors on these purchases! You both are top shelf but Gavin is on a slightly higher shelf 😂

Amanda Friend you are absolutely the best processor and knocked these out of the park as usual.

Free-for-All Friday!!

Back to Mortgage Myth Monday!! This one won't be a video due to today being one of those days.

Myth: Getting Pre-Approved locks you in with that lender.

Fact: A Pre-Approval doesn't obligate you to use that lender. In fact, you aren't obligated until you sign at closing.

If you are in a transaction and find out that maybe your lender isn't responsive; they aren't moving the loan along in a timely fashion, the amount you need to bring to closing keeps changing with no good explanation or other terms are changing on you with no good explanation; you can withdraw your application and find another lender. THERE IS A CAVEAT TO THIS THOUGH...You will need to get that change (and likely extension to the contract or any applicable contingencies) approved by the seller. So PLEASE keep your Realtor involved in that situation.

Terminology Thursday!!!

LTV or Loan to Value.

A simple definition is how much money you are borrowing compared to the sales price or value of the property.

For a typical FHA Loan, you put 3.5% down so your LTV is 96.5%.
For a Conventional Loan if you are putting 5% down your LTV is 95%.

Let's say you are under contract for a $300,000 home.

If you are going FHA your LTV is 96.5% so your base loan amount (before the FHA upfront mortgage premium-more on that later) is $289,500. If you were purchasing the same home with a conventional loan with 5% down your LTV is 95% and your loan amount is $270,000.

Every loan program has different guidelines for LTV.

It's Why? Wednesday...

Why do mortgage rates change so often? Why aren't they the same from one day to the next. Trust me, this is as frustrating for me as it is for you. I have quite literally checked rates in the morning, quoted them to a borrower, gone back into the file a little bit later and they've changed (sometimes for the better, sometimes for the worse).

The short version...the rates move based on what is happening in the financial markets.

Some of the biggest factors include (but are not limited to): inflation, employment reports, Federal Reserve policy, The bond market (ESPECIALLY mortgage backed securities), and major economic and world events.

If you (or your buyer) are actively shopping for a home, it's important to stay in touch with your lender. Any increase in rate could potentially change the amount you are qualified for if you are close on debt-to-income limits.

I always check pricing (rates) on properties when borrowers express a serious interest to be sure the numbers work BEFORE they get attached to the house.

Mortgage Tip Tuesday!!

Should I get Pre-Qualified or Pre-Approved?

To be honest, many sellers won't consider your offer unless you are pre-approved.

What's the difference?

A pre-qualification is just the lender running the numbers based off the information that you've given them. A pre-qualification doesn't necessarily include any income or asset verification or even approval through an automated underwriting system.

What my Revolution Mortgage Pre-Approval says...It says that I have verified your credit, income and verified any needed assets. I've looked over bank statements and made sure that if there any large deposits that need to be sourced, we are taking care of it. It means that I have run the file through the appropriate automated underwriting system and received an Approval OR have an upfront underwriting approval for manual underwriting. It means that I've looked for anything that could potentially throw us for a loop and tried to address it.

It's Terminology Thursday! Today's term...Mortgage Payment.

Your monthly mortgage payment is the amount you pay each month to the Mortgage company. It is made up of several different charges:

Principal and Interest: This is the actual loan repayment (principal) and the cost of the loan (interest) amortized over 30 years. Your initial payments will mostly go to interest but eventually more of the payment goes to the principal and you will see the balance lower more quickly.

Property Taxes escrow: This is your yearly property tax amount/12. This goes to your escrow account (see previous post).

HOI (Homeowner's/Hazard) Insurance: This is your yearly insurance bill/12. It also goes to your escrow account.
