Ask what you really need down and whether mortgage insurance ever goes away. Ask for the APR, not just the rate, and every fee line by line. Ask who underwrites your file, who approves it, and whether one person stays with you through closing. Ask what happens if your closing date slips, and whether a stranger ends up owning your mortgage.
