Hi, I just wanted to let everyone know that Fairway is offering a free half point buydown on purchases and refinances through November. If you are not familiar with a buydown in basic terms if your rate is locked at 6.5% you pay as if your rate is 6% for the first 12 payments, so basically free money! It costs you nothing and there is no gotcha, just an incentive to come work with us. Our service is second to none and rates are spectacular! Reach out and I can go over all of this with you. Just an FYI to people out there, I have had several clients reach out with offers from their current servicer to refinance at to good to be true rates, turns out they are to good to be true. When you read the fine print they are charging points and do not explain that, they say it is the cost of doing the refinance and roll the cost on top of your loan. It is definitely not worth doing that in a declining rate market, you have the lender pay costs and take the savings of the actual market rate and then when rates drop again refinance again. The lender paid closing costs so there is no reason not to refinance again. Doing it this way you have no risk and only savings. Reach out to me and I can explain this in more detail but short of that do not do a refinance with a servicer trying to charge you points, it shows what they are all about, doing what is best for them, not you!
