I used to believe all of these.

They sound like “safe” advice…
But most of them? They’re fear dressed up as strategy.

And the truth is: these beliefs don’t protect your business…
They limit it.

Let’s reality-check them:

1️⃣ “Guests will trash your place.”
Not if you run your business like a business.
Clear expectations + smart screening = better guests.
Damage becomes the exception… not your everyday worry.

2️⃣ “You have to be the cheapest to stay booked.”
No. You have to be the most valuable.
When you compete on price, you attract problems.
When you compete on experience… you attract respect.

3️⃣ “Basic is fine if it’s clean.”

Got plans to buy a home? January is a good time to do so.

Mortgage rates hovering near 6% are pulling buyers back into the market, and January can give your clients a meaningful edge. Buyers who purchase a 1,500-square-foot home this month could save an average of $23,000 compared with buying in May, according to LendingTree.

"I've tracked markets for that past 15 years and my clients who get the best prices have purchased in December or January," Matt van Winkle, real estate agent with Compass, tells Realtor.com. "During those months, sellers who are still on the market are more motivated and usually there is less competition."

LendingTree analyzed 2024 home prices throughout all 12 months, and found that May was the priciest month for homebuyers—at a median of $194.20 per square foot. January’s median was 8% lower at $178.60, while February’s was 5.4% lower at $183.70.

🏠 MORTGAGE RATE BREAKTHROUGH

We finally caught a break! Rates just dropped to 6.29% - the biggest single-day fall in over a YEAR! After being stuck in that frustrating high-6% range for months, this 16 basis point drop has me feeling optimistic again.

💰 Real talk on savings:
$450k home = $169/month LESS at 6.29% vs 7%
That’s $2,000+ saved annually
Could be the difference between qualifying or not

📈 Market’s loving it: Homebuilder stocks jumped ~3% Friday. The homebuilding ETF? Up 13% this month alone. Wall Street thinks this could spark the housing market.

⚠️ BUT let’s be real: We’re not out of the woods. Applications are still down, home prices remain high, and many buyers are waiting on the sidelines. Some experts say we need 5% rates to really get things moving.

Still, after months of bad news? I’ll take this win and hope it’s the start of something better for real people trying to buy homes 🤞
