VA Tip of the Day: Two Veterans on One VA Loan

Did you know two Veterans with VA entitlement can both be on a VA loan application—as long as there’s enough entitlement in total for the property they’re purchasing?

Here are the key points to understand when working with two Veterans:

Entitlement split: Married or unmarried Veterans can split entitlement in half.

Married Veterans option: They may choose to use one set of entitlement instead of splitting.

Unmarried Veterans: The loan is considered a joint loan. Each must qualify for half the loan, occupy the property (if zero down), and use entitlement.

Uneven split: Veterans can choose to split entitlement unevenly, but one Veteran must use at least $1 of entitlement, and they must state how they wish to split it.

Funding fee: Cannot be split unevenly. Even if entitlement is split unevenly, the funding fee must be divided 50/50.

Bottom line: Two Veterans can absolutely use the VA loan benefit together, but knowing the rules up front keeps the process smooth.

🔹 Baby Boomers dominate as the largest group of buyers (42%), overtaking Millennials (29%).

🔹 Gen Z (3% of buyers) has the highest share of single buyers at 47%.

🔹 Younger Millennials lead first-time buyers at 71%.

🔹 Older Millennials make up 17% of buyers with the highest share of non-white buyers (23%).

🔹 Gen X (24% of buyers) leads multigenerational home buying at 21%.

🔹 Younger Boomers (26% of buyers) have the highest share of buyers for retirement (16%).

🔹 Older Boomers (16% of buyers) top all-cash purchases at 51%.
