We built a full studio inside our office and tracked what every single piece cost. Four rooms, every line item on screen as we went.

The part that surprised me most was not the cameras. It was that labor came in at 39 percent of the first room, and that $7,000 of glass cost more than every screen and speaker in the viewing room combined.

We also rendered both rooms with AI before anyone picked up a drill, and they came out almost identical to the render.

A good property needs to provide value to the people using it.

When evaluating commercial, multifamily, or residential real estate, we ask whether the property will still appeal to another tenant if the current one leaves.

The tenant may change. The property still needs to serve a purpose.
